What we take on

Whole buildings or a single floor — tendered, contracted and run by us.

New-build construction

Commercial and industrial buildings from groundworks to a weathertight, serviced shell.

  • Groundworks and foundations
  • Structure in concrete, steel or timber
  • Envelope, roofing and glazing
  • Trade coordination on one contract
Most asked for

Renovation and conversion

Reworking existing stock — change of use, structural openings, upgrading tired building fabric.

  • Survey of the existing structure
  • Strip-out and structural alterations
  • Fabric and services upgrades
  • Staged work in occupied buildings

Interior fit-out

Offices, retail units, clinics and public interiors taken from bare shell to usable rooms.

  • Partitions, ceilings and floors
  • Electrical and HVAC first and second fix
  • Joinery and fitted furniture
  • Finishes and snagging to handover

Project management and site supervision

For clients who hold their own contracts but need the site run properly.

  • Programme and sequencing of trades
  • Cost tracking against the agreed scope
  • Quality and safety checks on site
  • Written weekly report to the client

Scope and cost are set per project after a site visit or a look at your drawings.

How a project runs with us

  1. Enquiry and site visit

You send the drawings, the brief or just the address. We walk the building or the plot and say plainly what is involved.

  2. Scope and cost plan

A written scope with the trades, materials and assumptions set out line by line — so you can see what is priced and what is not.

  3. Programme and contracts

Dates fixed, trades contracted, deliveries sequenced. Work in an occupied building is planned around your opening hours.

  4. Build under supervision

One site manager on the job, one contact for you, a written report each week with progress, costs and anything that has moved.

  5. Handover

Snagging list worked through and closed, documentation and warranties collected, keys handed over with the building ready to use.

Why clients keep one contractor on it

One contract, one accountability

Structure, services and finishes sit under the same contractor, so there is nobody to blame across a gap in the scope.

Work in buildings that stay open

Phased strip-out, dust protection and out-of-hours noisy work, so shops, offices and clinics keep trading while we build.

Costs that are written down

Variations are priced and agreed before they are built. No invoice arrives explaining something you have never seen.

Finished means finished

Handover happens when the snagging list is closed and the documentation is in your hands, not when the programme runs out.

Tell us about the building

New build, conversion or fit-out — send the basics and we will come back with the next sensible step.

  • Your enquiry is read by someone who builds, not a call centre.
  • The first reply comes from the person who would run your job.
  • We start from your drawings, or from a site visit if there are none yet.
